Question: I had a home inspected today which we are considering purchasing. It is about eight years old, and has an unfinished "english" basement, with a walk-out, in the back, and is about four feet below grade in the front. The basement has a sump pump in the floor. Upon inspection, we saw that there was water in the pump well. The inspector said it was common for a few inches of water to accumulate in the well. Does this make sense? There were no other signs of any water problems in the basement.
Answer: Yes it makes sense. That's probably the reason there's a pump and it takes several inches of water to kick on the float of most sump pumps. I would be much more concerned about the design of the basement's drainage system. Are there foundation drains? Where do the gutter's drain? What is the grade out from the foundation? What are the water table characteristics of your potential property during the wet season? Are there additional basement floor drain pipes serving the pump pit? The only reason I'd be concerned about water in the sump is it's occuring during the dry season.
