DRAIN LINE CLOG

Question: TODAY OUR COMPANY HAD OUR MONTHLY MEETING. THE BOSS SAID WE ARE HAVING TO MANY CALL BACKS DUE TO WATER LEAKS. IN PARTICULAR, CLOGGED DRAIN LINES. MANY OF THE MAINTENANCES WERE DONE IN APRIL (WHEN THE PAN AND LINE WAS DRY) AND THEY CLOGED IN JULY. HE THINKS WE SHOULD WET THE PAN USING WATER, LET IT SOAK, AND THEN BLOW THEM OUT. I THINK THAT THS WILL NOT EVEN GET THE DRIED UP SLUGE MOIST, AS IT WOULD TAKE A FEW HOURS TO WORK INTO TO IT AND GET IT "SLUGGY" AGAIN. WHAT DO OU THINK? IF YOU AGREE WIH ME, WHAT ALTERNATIVE(S)(BESIDES TABLETS) WOULD YOU RECOMMEND. TABLETS IN THE PAST HAVE MADE PROBLEMS FOR US ALSO.



Answer: What is the company policy on drain trap depths? If this is a widespread problem, you may want to make sure it IS clogged drains and not insufficient trap depth. If the trap is not deep enough to overcome the negative static pressure of the fan, it won't drain. Normally this would be immediately apparent when the system starts the cooling season. However, if the system is VAV you might not notice it until the system peaks. This could explain servicing the system in April and having a drainage problem in July. That just doesn't seem to be enough time to clog the drainage with scum.
