Question: I am a tenant in a flat. The hot water service burst early on the morning of 30 July. I paid Mr Plumber $77.00 on 30 July. Mr Plumber required payment on the spot. The only telephone number that I had to hand for emergency plumbing repairs was the fridge magnet with Mr Plumber's 24 hour emergency service number on it. Neither the landlord nor anyone from X's Real Estate has provided me with any emergency numbers for urgent repairs. Am I liable for the cost of Mr Plumber's visit?
Answer: -Most leases provide that for such emergency repairs 1. Call the number provided, or 2. Do what you did. The other alternative is to do a plumbing course at TAFE - just joking Read your lease carefully - it should have the correct protocol there. -In my opinion, if you tried to call the agent, and the agent did'nt respond in an emergency, you should be entitled to get a repair, and re-imbursement should occur later by agent/owner. Consider this - if you did'nt fix something in an emergency because you couldnt get hold of agent/owner, maybe the whole house could have flooded, costing them not $77, but many many thousands. You did them a huge favor!
