Question: House plans are at: http://www.pre2postproductions.com/Plan.pdf I need help trying to figure out what would be the best way to do my plumbing job. I have a bedroom a long way from the garage. Two options I have been presents with for hot water going to the master bedroom. 1) Recirculating pump hooked up to the light switch in the bathroom with a direct line running from the hot water heater to the master bath and a return going back. This will be on a timer and temperature controlled. 2) A continuous flow gas heater on the outside wall of the Master bathroom that supplies the master bath and the kitchen. Also a regular hot water heater in the garage supplying the two baths on the other side of the house. This would be good for the whirlpool bath, but it seems like it would take a heck of a long time to get hot water to the kitchen. I desperately need ideas on this good or bad concerning either option or any other ideas would be great as well. I am in need of a plumber to do my house and would like any info I can get.
Answer: I wouldn't touch a tankless with a ten foot pole if I have a choice. I have put a number of them in and if you decide to go that way I'd suggest using a gas model. I think Takagi has an advantage, because of their design you can also utilize a recirc system (which you will need with a single heater system) without having to use a separate storage tank. Keep in mind that the cost for just one decent gas tankless is about $1500. They are almost impossible to ever recover the investment costs. That said, if I were going to plumb that house I'd suggest a 50 gallon over the master and another 50 gallon over the laundry area. Neither would require a recirc system because of the proximity of the fixture load. You could use either gas or electric but if you have a choice stay with gas.
